The Peabody Index: Tracking the Experience of London’s Social Housing Tenants

Peabody, in partnership with the Social Market Foundation (SMF), have been working on the creation of a regular index to track tenants’ economic wellbeing and prospects. This report summarises its first key findings. 

Despite the fact that 21% of Londoners live in social housing, no regularly produced metrics give a rounded picture of whether their circumstances are improving or getting worse. Peabody and the SMF are trying to bridge this gap with the creation of an index, which will take into account both publicly available data and commissioned surveys of hundreds of Peabody tenants. The insights will give a richer view of how social tenants in and around London are faring, particularly with regards to income, wealth and employment.
